Naples,
also known as Paradise, has one of the highest millionaires
per capita ratios in the world. It is known as the golf capital
of the world, with more golf holes than any other area in the world.
Its economic growth has increased steadily over the past 20 years, and
as a result, the area has attracted more young people and entrepreneurs.
Naples beaches stretch for seven miles. The Tourist Tax charged to
all renters and hotel guests has provided a reserve to repair and expand
our beaches if they are damaged by storms.
Recreation of all sorts is available, including golf, tennis, fishing, boating,
nature walks and bird watching, hiking, biking, roller blading, skeet shooting,
horseback riding (including polo), and even ice skating at our Germain
Arena. The Philharmonic Center for the Arts provides entertainment all year
with ballets, symphonies, concerts, childrens plays, a museum and the annual
Christmas Tree display.
Weather is perfect, with temperatures ranging from 60-65 in the winter,
to 75-80 in the spring and 85-95 in the summer. Most of the rain comes in
the summer, with the annual rainfalls averaging 50-60 inches.
Nearby, you can drive (or boat) to Marco Island, Bonita
Springs, Ft. Myers, Sanibel Island, Boca Grande and Gasparilla, and Key
West. There are several gambling cruises out of Ft. Myers and Marco Island
providing dinner, dancing and a wonderful evening of entertainment. Also, with our Alligator Alley (I-75), one can reach bigger cities such as Tampa, Sarasota and Miami in less than 3 hours.
With 700 excellent restaurants, you will find pleasure in dining out. There are also excellent foods and wine from gourmet specialty shops.
WATERFRONT COMMUNITIES
PORT
ROYAL
Port Royal is considered to be one of the finest neighborhoods in the
world. This very private, single-family neighborhood is comprises 500-550
homes (no condominiums), most of which are located on deep canals with
wide water views. It is the only area in Naples that can facilitate
large boats (either power or sail), with no bridges and deep channel
to access the Gulf of Mexico. Homeowners in Port Royal are eligible
for membership in the Port Royal Club, located directly on the beach.
Home prices in this community start at $3 Million.
AQUALANE SHORES
This community is close to Port Royal and has about 350 homes. Canals
are narrower than those in Port Royal, but there are no bridges to the
Gulf. Aqualane is close to Third Street South shops, Fifth Avenue shops
and restaurants, and within walking distance to the beach. Home prices
start at $2 Million.
OLDE NAPLES
This area is located north of Aqualane and runs north to the Park Shore,
Moorings area. Some homes are located on the beach, with starting prices at $4 Million. Homes away from the beach range from $1.5 Million. This
area, like many areas of Naples, is going through a transition, with
older homes being replaced by new.
PARK SHORE, THE MOORINGS AND COQUINA SANDS
These neighborhoods are located west of U.S. 41 and boast streets lined
with royal palms and huge Banyan trees. Some homes and condominiums
are on The Bay, with access to the Gulf. Housing on the beach consists
mostly of high rise condominiums. Home prices start at $2.5 Million
on the water; $600,000 off water. Condominiums on the beach start at
$800,000; off the beach at $300,000. In the center of these communities
is Venetian Village, built in the water to resemble Venice, and boasting
lovely shops and restaurants.
VANDERBILT BEACH
Vanderbilt Beach is located in North Naples, close to the Ritz Carlton
Hotel. There are only a few homes on the beach. Condominiums take up
most of the beachfront. On the bay side, there are condominiums and
single family homes, all offering docks. There are bridges, so boats
in this area have to be smaller. Home prices start at $1.5 Million; condominiums
at $500,000.
PELICAN
BAY AND BAY COLONY
Pelican Bay consists of 2100 acres and includes the prestigious Club
at Pelican Bay with its 27-hole golf course. There are low rise and
high rise condominiums, villas, zero-lot-line and single family homes,
with prices starting at $500,000 for condominiums and $1.1 million for single
family homes. Access to the beach is via tram (enlarged golf cart) on
a boardwalk to get through the mangroves (nature preserve). There are
3 tram stations and 2 restaurants at the beach. Lounges, beach chairs,
umbrellas, handicap access and showers are provided. The Ritz Carlton
and Registry Resort are at the north and south ends of the community.
The Waterside Shops, Philharmonic Center for the Arts and commercial
buildings are at the south end. Bay Colony is an exclusive, upscale,
very private community located within Pelican Bay, with luxury condominiums,
villas and estate homes. This community is low density and has its own
Beach Club, as well as eligibility for membership in the Pelican IsleYacht
Club and Bay Colony Golf Club. Condominiums starts at $2 Million and
single family homes at $3 Million.
ROYAL HARBOR
This area has 400 homes with direct access to Naples Bay and the Gulf.
The area is located east of the center of Naples, but within easy reach
of Fifth Avenue. Homes start at $1.7 Million.
BONITA AND BAREFOOT BEACHES
These are located north of Naples. Barefoot Beach is a gated community
consisting of condominiums, villas and single family homes. There is a
bay with boat access to the Gulf. Residents are eligible for membership
in the Miromar Beach Club. Pricing of condominiums starts at $800,000
and homes at $2.5 Million. Homes on Bonita Beach (Hickory Boulevard) start
at $2 Million. Golfing communities such as Bonita Bay, Pelican Landing,
The Brooks, Pelican Sound, Mediterra and West Bay all have private beach
club facilities on Hickory Boulevard.
NORTH NAPLES
North Naples is rapidly expanding. With the addition of shopping centers, neighborhood bistros, the YMCA, a new main library, and quick access to I-75 this area is now home to snowbirds, young families and other year-round residents. Condos here start in the high $200s and single family homes start at $400,000.
