RENTING YOUR PROPERTY:
If you decide to rent/let your property after purchasing, you should know the following:

1. Choose a rental agent to handle your rental. Sign an Exclusive Right to Lease Contract with your agent.

2. You are required to apply for a Sales Tax Identification number from the State of Florida and a Tourist Tax number from Collier or Lee County (depending on the location of your property). Taxes will be collected from your tenants on all rentals under six months. The sales tax is 6% and tourist tax is 3%. Your agent’s realty firm will file the tax forms for you.

3. The commission paid to rental agents will run between 15% and 20% of total rent received.

4. You will be required to have the premises professionally cleaned prior to a tenant’s occupancy.

5. The tenant is charged for professional cleaning at termination of the lease period. Under no circumstances is a tenant allowed to clean.

6. You will be required to outfit your property in accordance with an inventory provided by your agent. You will be required to clean rugs and upholstery as your agent deems necessary.

7. You will be required to provide electric, phone, cable, water, pest control and trash removal for tenants who are leasing for less than 6 months.

8. You will not be required to provide the above for tenants leasing on a long-term basis.

9. You will be required to carry insurance on your property and its contents.

10. You will not be required to carry insurance on the tenant’s property.

11. You will not receive any rental proceeds until the first day of the tenant’s occupancy.

12. You and your tenant will be required to sign a Lease.

13. You and your tenant will be required to complete an Application to Lease form and the tenant will be required to pay the application fee (between $75 and $100). There may be multiple applications if golf transfer is involved or transfer of membership to beach or other clubs. All applications will require a copy of the lease.

14. In almost all condominium complexes, tenants are not allowed to have pets.

15. If the rental property is a single-family home or villa, small pets are allowed. A non-refundable pet deposit of $250 is due and payable at the time the lease is signed.

16. Tenant is responsible for all missing or broken items and charges are deducted from the security deposit. Security deposits run between $500 and $8,000 depending on the property.

17. The lease must include a Lead Paint Disclosure for properties built prior to 1978.

18. All leases must contain a Radon Gas Disclosure.

19. Annual leases can only be written for one year. A tenant may continue to lease, but a new lease must be drawn up each year.

IF YOU ARE LOOKING FOR A RENTAL PROPERTY:

Here are some things you should know if you wish to rent a property for “season”:

1. High season months are January through April.

2. Rental bookings will start with the longest terms (3 or more months)

3. Two-month bookings start in October.

4. One-month bookings start in November.

5. Payment in full is due one month prior to your rental start date.

6. A deposit to hold the property is required when the lease is signed.

7. Most condominiums do not allow pets. Single family homes may allow a small pet.

8. Pet deposits (if applicable) are due at the signing of the lease and are non-refundable.

9. Lease periods run from Noon on the day of your arrival to Noon on your departure date.

10. Security deposits will not be refunded sooner than 60 days. This allows for all phone, electric and cleaning bills to be received prior to disbursement.

11. Applications for approval to lease will be necessary in all condominiums. The application fees are the responsibility of the tenant. There may be multiple applications if a golf or beach club transfer is involved.

12. You will be required to provide a social security number (or passport number) for a credit check.

13. No trucks will be allowed at most rental properties.

WEEKLY RENTALS:

There are very few places in Naples that allow weekly rentals. Single-family homes usually allow weekly rentals, but more likely in the summer months than during “season”.
